Across the bay in Winda Woppa on the beach, they would ask over 1
million for it, 700K - 1 million in the street behind. Remember, it
isn't the house, but the land you are paying for.

When you consider that you can fly from Sydney to the Whitsundays for
faster and cheaper than you can drive to Port Stevens, a place in Airlie
Beach with island views and crystal clear cobalt blue water looks like a
bargain.

1) So long as that is going to continue.

2) Buy your property on Airlie Beach before everyone finds this out.

I have a friend who explains country property prices as being affected
by the "4 hours from Sydney" effect. If any place is within 4 hours of a
major city, basic prices will be determined from the city; negative
gearing on weekenders, etc.

I bought a 1/4 acre block in my town three years ago for $3 000 and sold it
a few weeks ago for $16 000.
500% in three years isn't bad.

That'll be a lot of capital gains tax. :-)

I bought a 2 hectare block (5 acres) at stage 3 of our semi-rural estate
five years ago at $62,500. Half bush, Jarrah, Karri and hundreds of grass
trees mostly around 15-20 metres, half paddock, on which we have planted
about 200 more trees. We alsohave good ground water. Stage 9 of the estate
is now selling blocks which have very few older trees for $112,000. But I'm
not selling.

I like the way they didnt put in a double door in the garage so you have a convenient pilalr to ride into!
